Availability of the Environmental Assessment Worksheet for the
Currie Park Lofts Development

This EAW studies Phase 1 and Phase 2 (of a potential 3 phase devleopment) of the Currie Park Lots Development project. The total project area encompasses 2.41 acres of land along 15th Avenue South, between 4th and 6th Street South, near the Cedar-Riverside LRT station. Two new 6-story, 74-foot tall buildings are proposed to be developed as Phase 1, and Phase 2 would consist of a total of approximately 369 rental housing units; 5,650 SF of ground-level neighborhood-serving retail space with structured and enclosed parking on site that accommodates 344 spaces. The project would be developed in phases and each development parcel would be taken through the design and approval proces independently. Currie Park Developments, LLC owns a building and related parkng lot at 1501-1507 6th Street South, which is separated from the Currie Park Lofts development land by 6th Street South. If development of the contiguous property becomes feasible, an EAW for Phase 3 will be prepared as required, consistent with the Minnesota Environmental Review Rules, Connected Actions and Phased Actions per 4410.1000, subpart 4.

Copies of the EAW will be available for review at the downtown Minneapolis Central Library located at 300 Nicollet Mall, and in the office of the City's CPED, Land Use, Design and Preservation Section at 250 South 4th Street, Room 300 Public Service Center. Notice will be published in the EQB Monitor on Monday, May 13, 2013. Public comments on the EAW must be made within the 30-day comment period, which ends at 4:30 p.m. on Wednesday, June 12, 2013. The Zoning and Planning Committee at its regular meeting on June 20, 2013, or at a subsequent meeting, will receive a report and recommendation from City staff, hear comment from all parties and consider the adequacy of this EAW and the need for an Environmental Impact Statement for this proposal. The City Council will act on the recommendation of the Committee at a subsequent meeting on June 28, 2013.
