     1.    5300 Chowen Avenue South (BZZ #6557, Ward 13) (Joe Giant)
     Staff report and written materials.
Alex Gese has applied for a variance to reduce the required interior side yard setback along the south property line from 5 feet to approximately 3.2 feet to allow for the construction of a new single-family dwelling on an existing foundation for the property located at 5300 Chowen Avenue South in the R1A Single-Family District.
Staff Recommendation: The Department of Community Planning and Economic Development recommends that the Board of Adjustment adopt staff findings and approve the application for variance at 5300 Chowen Avenue South to reduce the required interior side yard setback from 5 feet to 3.2 feet, measured to the structure, subject to the following conditions:
  1. CPED review and approval of the final site plan, floor plans, and elevations;
  2. All construction will comply with the regulations set forth in the City’s Construction Management Agreement;
  3. Gutters shall be added along the eave edge of the roofline on the southern elevation in order to curtail drainage onto the adjacent property;
  4. All site improvements shall be completed by June 5, 2016, unless extended by the Zoning Administrator, or the permit may be revoked for non-compliance.
2.    1229 Tyler Street Northeast (BZZ #6551, Ward 1)  (Shanna Sether)

Jason Meyer of Quality Sign Solutions, on behalf of East 7th Street POS, LLC, has applied for a variance to increase the maximum sign area from 180 feet to approximately 332 square feet to allow for a new wall sign located at 1229 Tyler Street Northeast in the I2 Medium Industrial District and IL Industrial Living Overlay District.
Staff Recommendation: The Department of Community Planning and Economic Development recommends that the Board of Adjustment adopt findings and approve the application for a variance to increase the maximum sign area from 180 feet to approximately 332 square feet to allow for a new wall sign located at 1319 Tyler Street NE in the I2 Medium Industrial District and IL Industrial Living Overlay District, subject to the following condition of approval:
  1. Approval of the sign permit by the Department of Community Planning and Economic Development.
     3.    415 Nicollet Mall (BZZ #6564, Ward 3) (Shanna Sether)

Carol Lansing of Faegre Baker Daniels, on behalf of Nicollet Residences, LLC, has applied for a variance to increase the maximum sign height from 28 feet to approximately 45 feet to allow for a new wall sign for Nic on Fifth located at 415 Nicollet Mall in the B4-2 Downtown Business District, NM Nicollet Mall Overlay District and DP Downtown Parking Overlay District.
Staff Recommendation: The Department of Community Planning and Economic Development recommends that the Board of Adjustment adopt findings and approve the application for a variance to increase the maximum sign height from 28 feet to approximately 45 feet to allow for a new wall sign for The Nic on Fifth located at 415 Nicollet Mall in the B4-2 Downtown Business District, NM Nicollet Mall Overlay District and DP Downtown Parking Overlay District, subject to the following condition of approval:
  1. Approval of the sign permit and master sign plan by the Department of Community Planning and Economic Development.
     4.    325 Ridgewood Avenue (BZZ #6558, Ward 7) (Shanna Sether)

Ray Kasemkhani and Naya Dubanaeva have applied for a variance to reduce the front yard setback along Ridgewood Avenue from approximately 26 feet 6 inches to approximately 16 feet to allow for a 95 square foot, one-story addition for an attached garage to an existing single-family dwelling located on a reverse corner lot at 325 Ridgewood Avenue in the OR1 Neighborhood Office Residence District.
Staff Recommendation: The Department of Community Planning and Economic Development recommends that the Board of Adjustment adopt findings and approve the application for a variance to reduce the front yard setback along Ridgewood Avenue from approximately 26 feet 6 inches to approximately 16 feet to allow for a 95 square foot, one-story addition for an attached garage to an existing single-family dwelling located on a reverse corner lot at 325 Ridgewood Avenue in the OR1 Neighborhood Office Residence District, subject to the following conditions:
  1. Approval of the final site, elevation and floor plans by the Department of Community Planning and Economic Development.
  2. All site improvements shall be completed by June 5, 2016, unless extended by the Zoning Administrator, or the permit may be revoked for non-compliance.
  3. The exterior materials used for the addition shall be consistent with the exterior materials of the principal structure on the property.
