     1. 2415 42nd Street West (BZZ #6481, Ward 13) (Shanna Sether)
     Staff report and written materials.
Christopher Malooly, on behalf of 2415 W. 42nd Properties, LLC, has applied for the following land use applications to allow for additions to an existing single-family dwelling located at 2415 42nd Street West in the R1 Single-Family District and SH Shoreland Overlay District.
Variance A: Christopher Malooly, on behalf of 2415 W 42nd Properties, LLC has applied for a variance to reduce the required front yard setback along 42nd Street West from 25 feet to approximately 7 feet to allow for a new trellis.
Staff Recommendation: The Department of Community Planning and Economic Development recommends that the Board of Adjustment adopt the findings and approve the application for a variance to reduce the required front yard setback along 42nd Street West from 25 feet to approximately 7 feet to allow for a new trellis for the property located at 2415 42nd Street West in the R1 Single-Family District and SH Shoreland Overlay District, subject to the following conditions:
  1. Approval of the final site plans by the Department of Community Planning and Economic Development.
  2. All site improvements shall be completed by November 1, 2014, unless extended by the Zoning Administrator, or the permit may be revoked for non-compliance.
Variance B: Christopher Malooly, on behalf of 2415 W 42nd Properties, LLC has applied for a variance to reduce the minimum distance between a principal dwelling and a detached garage from 6 feet to approximately 4 feet.
Staff Recommendation: The Department of Community Planning and Economic Development recommends that the Board of Adjustment adopt the findings and approve the application for a variance to reduce the minimum distance between a principal dwelling and a detached garage from 6 feet to approximately 5 feet for the property located at 2415 42nd Street West in the R1 Single-Family District and SH Shoreland Overlay District, subject to the following conditions:
  1. Approval of the final site, elevation and floor plans by the Department of Community Planning and Economic Development.
  2. All site improvements shall be completed by November 1, 2014, unless extended by the Zoning Administrator, or the permit may be revoked for non-compliance.
  3. The exterior materials used for the addition shall be consistent with the exterior materials of the principal structure on the property.
