     Staff report and written materials.
A. Variance: Tracey Kinney of Landform, on behalf of McDonald’s USA, LLC, has applied for a variance to increase the number of freestanding signs from one to four at the property located 1100 and 1118 University Ave NE in the C2 Neighborhood Corridor Commercial District.
Staff Recommendation: The Department of Community Planning and Economic Development recommends that the Board of Adjustment adopt staff findings and approve the variance to increase the number of freestanding signs from one to four for the properties located at 1100 and 1118 University Avenue NE in the C2 Neighborhood Corridor Commercial District, subject to the following condition of approval:
  1. Approval of the master sign plan by the Department of Community Planning and Economic Development.
B. Variance: Tracey Kinney of Landform, on behalf of McDonald’s USA, LLC, has applied for a variance to increase the maximum area of freestanding signs from 80 square feet to 330 square feet at the property located 1100 and 1118 University Ave NE in the C2 Neighborhood Corridor Commercial District.
Staff Recommendation: The Department of Community Planning and Economic Development recommends that the Board of Adjustment adopt staff findings and approve the variance to increase the maximum area of freestanding signs from 80 square feet to 330 square feet for the properties located at 1100 and 1118 University Avenue NE in the C2 Neighborhood Corridor Commercial District, subject to the following condition of approval:
  1. Approval of the master sign plan by the Department of Community Planning and Economic Development.
C. Variance: Tracey Kinney of Landform, on behalf of McDonald’s USA, LLC, has applied for a variance to increase the maximumheight of a menu board from 6 feet to approximately 6 feet 9 inches at the property located 1100 and 1118 University Ave NE in the C2 Neighborhood Corridor Commercial District.
Staff Recommendation: The Department of Community Planning and Economic Development recommends that the Board of Adjustment adopt staff findings and approve the variance to increase the maximum height of a menu board from 6 feet to approximately 6 feet 9 inches for the properties located at 1100 and 1118 University Avenue NE in the C2 Neighborhood Corridor Commercial District, subject to the following condition of approval:
  1. Approval of the master sign plan by the Department of Community Planning and Economic Development.
D. Variance: Tracey Kinney of Landform, on behalf of McDonald’s USA, LLC, has applied for a variance to increase the maximum to increase the maximum height of a freestanding sign from 8 feet to approximately 10 feet 9 inches at the property located 1100 and 1118 University Ave NE in the C2 Neighborhood Corridor Commercial District.
Staff Recommendation: The Department of Community Planning and Economic Development recommends that the Board of Adjustment adopt staff findings and approve the variance to increase the maximum height of a freestanding signs from 8 feet to approximately 10 feet 3 inches and 10 feet 9 inches, for the properties located at 1100 and 1118 University Avenue NE in the C2 Neighborhood Corridor Commercial District, subject to the following condition of approval:
  1. Approval of the master sign plan by the Department of Community Planning and Economic Development.
2.   1926 Pleasant Ave (BZZ #6426, Ward 7) (Shanna Sether)
Staff report and written material.
Gregg Hackett of Partners and Sirny, Architects, on behalf of the homeowner’s association of 1926 Pleasant Avenue, has applied for a variance to allow for a new detached garage not located entirely to the rear of the principal residence for the property located at 1926 Pleasant Avenue in the OR2 High Density Office Residence District.
Staff Recommendation: The Department of Community Planning and Economic Development recommends that the Board of Adjustment adopt staff findings and approve the variance to allow for a new detached garage not located entirely to the rear of the principal residence for the property located at 1926 Pleasant Avenue in the OR2 High Density Office Residence District, subject to the following conditions of approval:
  1. Approval of the final site, elevation and floor plans by the Department of Community Planning and Economic Development.
  2. All site improvements shall be completed by February 20, 2016, unless extended by the Zoning Administrator, or the permit may be revoked for non-compliance.
  3. The exterior materials of the proposed garage shall be tan-colored stucco or blue lap siding to match either the existing dwelling at 1926 Pleasant Avenue or 318 Franklin Avenue West.
